WORKFORCE: BOXABL CREW (2026)
ERECT TIME: 24–72 HOURS PER CLUSTER
NEVADA REGISTRATION: 2026

Turnkey modular subdivisions built with precision steel frame modules and certified Boxabl crew assembly.

Traditional construction splits civil excavation, framing crews, crane operators, and utility trades into competing subcontractors. Boxabl Developments unifies site grading, freight haulage from our Las Vegas plant at 5445 E N Belt Rd, engineered crane setting, and structural unfolding under one fixed-scope deployment agreement.

Grade.

Before a flatbed departs our Las Vegas yard, the parcel must meet cold-formed steel chassis bearing specifications. We require a certified geotechnical soil compaction test rating at or above 2,500 PSF bearing capacity. Civil excavation must clear all caliche and topsoil down to undisturbed native substrate.
Foundations are poured either as continuous reinforced concrete stem-walls or engineered monolithic post-tension slabs. The dimensional tolerance across the exterior anchor perimeter is strict: maximum variance cannot exceed 1/4 inch across a 40-foot span. Steel frames do not flex to absorb out-of-level masonry work.
Utility sub-trades must rough in underground mechanical infrastructure prior to foundation concrete curing. Stub-outs must terminate inside the designated 24-by-36-inch utility pocket on the rear chassis quadrant: a 4-inch schedule 40 PVC sewer riser, 1-inch PEX potable cold water feed, and 2-inch rigid electrical conduit sized for 200-amp main service disconnect.
Civil Pad Tolerance
Finished pad elevation within ±0.25 inches across all structural load points. Zero standing water grade with 2% slope away from foundation perimeter.
Utility Pocket Penetrations
Sewer, water, and 200A electrical service stubbed precisely into the engineered 24x36 inch chassis access bay before crane day.
Embed Anchor Locations
Galvanized 5/8-inch J-bolts set in foundation footings at exact structural hinge tie-down coordinates per Nevada engineering drawings.
Field Failure Mode Prevention
The commonest failure mode in modular projects is uncoordinated civil foundation work prior to delivery. Independent concrete contractors frequently cast anchor bolts 2 inches out of square, forcing crane downtime and expensive on-site steel modifications. Under our turnkey package ($150,000–$210,000 per home), Boxabl layout supervisors verify foundation laser levels and anchor coordinates before transport leaves the staging yard.

Haul.

Every Boxabl housing module collapses on patented industrial hinges to an 8-foot-6-inch highway transport profile. This eliminates the need for expensive wide-load highway escorts on standard interstate routes departing Nevada. Freight leaves 5445 E N Belt Rd in Las Vegas secured on specialized air-ride drop-deck trailers.
Local site access logistics require advance verification. The access route from public arterials to the development boundary must support legal commercial truck weights up to 80,000 lbs Gross Vehicle Weight. Roads require a minimum 20-foot clear width, 14-foot overhead clearance free of low branches or electrical drops, and a turning radius capable of handling a 48-foot tractor-trailer combination.
What Boxabl will not do: We do not haul modules onto unimproved sand, loose aggregate, or uncompacted sub-base without written soil compaction testing. Haul routes that cannot carry standard commercial delivery rigs must be upgraded with crushed rock or temporary crane mats by the site developer prior to dispatch.

Lock.

Assembly day begins with crane positioning. A certified 60-ton hydraulic all-terrain mobile crane establishes outrigger pads on surveyed hardstanding adjacent to the concrete foundation. The Boxabl crew rigs a dedicated four-point balanced spreader bar to the factory lift eyes welded to the structural steel chassis.
The crane hoists the unit off the flatbed and swings it onto the foundation footings in a single 25-minute movement. Once set onto alignment pins, the dedicated Boxabl crew unpins transport safety latches. The integrated roof and exterior wall panels unfold using hydraulic winches and balanced counterweights.
Structural hinges lock into place with grade-8 structural bolts torqued to 180 ft-lbs. High-density EPDM compression gaskets seal exterior joints against thermal bridging, moisture infiltration, and 130 MPH wind loads. Interior partition walls, pre-plumbed fixtures, and the factory 200A load center are unmasked and secured within hours.

Crane Rigging & Foundation Seating

The 60-ton crane extends outriggers onto certified load pads. Rigging cables connect to chassis lifting lugs. The unit is lifted from the transport trailer and lowered onto foundation anchor embeds with laser-guided alignment.

Chassis Unfolding & Wall Lockup

The Boxabl installation crew releases highway travel transit pins. Roof and floor wings unfold mechanically. Structural steel wall columns swing into plumb position and lock with high-strength structural fastener assemblies.

Thermal Envelope & Weather Gasketing

Perimeter seams are compressed against industrial EPDM elastomeric gaskets. Exterior joint flashing panels snap over hinge junctions, forming a certified weatherproof, draft-proof structural building envelope.

Mechanical Interconnects & Testing

Licensed crew trades connect sewer drop lines to foundation cleanouts, hook up potable water PEX with 100 PSI pressure testing, splice 200A electrical service, and conduct full fixture operational checks.

Contract.

Boxabl Developments offers two distinct commercial purchasing pathways: factory module supply or full turnkey community execution. For developers with their own general contractor, bare modules range from $60,000 to $110,000 USD per home ex-factory Las Vegas. For developers requiring a finished residential subdivision, our turnkey package ranges from $150,000 to $210,000 USD per home.
The final contract quotation depends strictly on verifiable site factors: chosen model (Studio 361 sq. ft. vs Extended 800 sq. ft. or multi-family multi-story cluster), unit count (group size established by contract), parcel topography, foundation depth, crane staging accessibility, utility run lengths, and delivery mileage from 5445 E N Belt Rd in Las Vegas.
Who this is not for: Boxabl does not sell one-off do-it-yourself kits to retail consumers without land entitlements, permitted foundations, and municipal utility access. We work exclusively with institutional land developers, multi-family housing operators, and municipal housing authorities ordering residential units in bulk.
